Site Plans
What is Site Plan Control?
Section 41 of the Planning Act grant the Municipality the authority to include in its Official Plan areas to be designated as “areas of Site Plan Control.”
This authority provides a process that examines the design and technical aspects of a proposed development to ensure it is attractive and compatible with the surrounding area and contributes to the economic, social and environmental vitality of the Municipality. Features such as building designs, site access, and servicing, waste storage, parking, loading, and landscaping are reviewed.

Grading Plans
What Are Grading Plans?
Grading plans are prepared to show the existing site conditions along with proposed changes, including any structures to be built, and the associated water drainage patterns. They are needed in order to ensure the proposed development drainage patterns don’t affect the subject or neighboring lands in an adverse way. Grading plans are part of the permit application package and most municipalities require one to be submitted.

Septic Design Investigations, and Installations
What is a Septic Permit?
An on-site sewage (septic) system permit is required for the installation, alteration or repair of any part of a septic system. If a building is served by a septic system and construction, alterations or a change of use of the building is proposed, then a septic system permit may also be required. Whether you are constructing new or adding bedrooms, plumbing fixtures, floor area or changing a use of a building, you will be required to build a new septic system, add on to the existing septic system or confirm that the existing septic system is sized appropriately. A Septic Designer must be deemed competent by the Ontario Building Code and hold valid BCIN qualifications.

Topographic Survey
What is a Topographic Survey?
Topographic Surveys, or “topos,” shows the physical properties of a site. They assist architects, engineers, and planners at the design stage of the land development process. Features shown on plans of topography may include ground elevations, walkways, ditches, swales, catch basins, manholes, retaining walls, curbs, and trees.
